Questions from owners
What does HGA's rent guarantee mean?
You receive the agreed rent from HGA Immobilien every month, regardless of whether every room in the flat share is occupied. We carry the vacancy risk and the risk of individual residents not paying.
Who is my contract partner?
Your only contract partner is HGA Immobilien UG. You have no contracts with the individual residents and nothing to coordinate with them.
Is subletting the apartment as a flat share allowed?
Yes. Letting the individual rooms to residents is expressly part of the lease with HGA. For condominiums (Eigentumswohnungen), it should be checked beforehand whether the declaration of division (Teilungserklärung) permits use as a flat share — we are happy to look at this together with you.
How long does the lease run?
Leases are possible from a term of one year. We are happy to agree longer terms if you want long-term planning security.
Do I need to furnish or renovate the apartment?
No. HGA furnishes the apartment at its own cost. Please get in touch even if your apartment has not been freshly renovated — we discuss its condition during the viewing.
Who takes care of repairs?
HGA handles minor repairs and ongoing upkeep. Major repairs to the building or its systems remain the owner's responsibility, as with any rental. We set out the exact split clearly in the contract.
What condition will the apartment be in when I get it back?
At the end of the lease we return the apartment to you in proper condition. We take our furniture with us, of course.
